Rough and fine are two jobs. Anyone bundling them into one price has forgotten one of them — and you find out on handover day.

Construction cleaning means three different things, and they get confused routinely: the running clean during the works, the rough clean after the shell, and the fine clean before handover. They need different people, different equipment and above all different timing.
Rough clean or fine clean?
Both belong to construction cleaning — but they are not the same thing, and they do not cost the same.

One or two days' gap before the fine clean
Construction dust needs time to settle. Put the fine clean directly behind the last trade and handover day finds a fine layer over everything cleaned the day before — and the cleaning is paid for twice. One or two days' gap costs little in the programme and spares you exactly that.
What construction cleaning covers
We always set rough and fine cleaning out separately — even when we do both.
Rough construction clean
During and between the trades: rubble, packaging, coarse dust. Keeps the site walkable — a matter of safety as much as appearance.
Fine construction clean
After the last trade, before acceptance. Every surface, every room, fit for handover.
Windows, frames and labels
Glass, frames, rebates, sticker residue, silicone and mortar splashes. The point at which handovers most often fail.
Floors after the build
First care according to the covering. A new floor gets its protection before first use — afterwards is too late.
Washrooms and kitchens
Newly fitted units, protective film, adhesive residue, packaging.
Disposal
Construction waste and packaging separated properly. Clearing whole spaces is a separate job — we say so in advance.
What to look for in a quote
Should be in there
- Rough and fine cleaning as separate items
- A date that fits the programme — not straight behind the last trade
- Windows named explicitly, with frames and rebates
- Settled who disposes and who provides the skip
Should raise an eyebrow
- A lump sum for “construction cleaning” with no distinction
- A per-square-metre price with no site visit — the state of a site cannot be guessed
- No statement about disposal
- Water and power taken for granted — on a building site they are not
Common questions
Do you also clean during the build?
Yes. The rough clean runs between the trades and keeps the site walkable. That is rarely cosmetic: trip hazards and blocked escape routes are the most common cause of trouble at a site inspection.
Are the windows included?
In the fine clean, yes — with frames, rebates and label residue. Large glazed areas and façades are quoted separately, because they need different equipment and different safety measures.
Do you handle disposal?
Construction waste and packaging, yes, separated properly. Clearing whole spaces is a job of its own with its own price — we keep the two apart in the quote so no skip is missing at the end.
When should we book?
As soon as the programme is set. The fine clean is the last trade before acceptance; if the build slips, we slip with it. But without a date in the diary nobody is there on handover day — and handover dates are not moved willingly.
