From about six flats upward, weekly is worth it. Below that, fortnightly usually does — until somebody gets a dog or a pushchair.
What gets carried through
Pushchairs, bicycles, dogs and tradesmen bring in more than the number of residents suggests.
What else is included
Cellar, bike store, laundry room and the path outside are separate areas. Forgetting them in the price is the most common cause of renegotiation.
“The tenants take turns”
The rota on the wall works as long as everyone plays along — which is rarely for long. It fails not on laziness but on standards: what one person calls clean, another doesn't, and nobody in the building can settle it with authority. A contracted clean replaces a matter of opinion with a specification. That is the real reason managers award it — not the gain in cleanliness.

Floors and steps
Sweeping and mopping of flights, landings and corridors.
Banisters and handrails
The surfaces everybody touches — and the ones you notice immediately when they are skipped.

Walls, doors and letterboxes
Hand marks, light switches, entryphone panel, flat doors from the outside.
Light fittings and cobwebs
Ceiling lights, corners and cellar stairs — the places nobody looks at until they stand out.
Entrance and mats
The crossing from outside to inside. This is where it is decided how much dirt enters the building at all.

Common questions
Can stairwell cleaning be charged to tenants?
As a rule yes: § 2 no. 9 BetrKV counts building-cleaning costs among operating costs. The condition is that the lease provides for the allocation. We set the invoice out so the item can be carried over — but checking the lease is your job or your solicitor's. We are a cleaning contractor, not a legal adviser.
Do you clean the stairwell windows too?
On request — either within the running schedule or ordered separately once or twice a year. With tall stairwell windows the access equipment belongs in the price: a ladder, a telescopic pole or a lift cost very different amounts, and that is no small item.
What happens in winter?
Snow and ice are a separate contract. Clearing and gritting duties have fixed hours, fall on the owner and can be transferred — but they do not disappear with a cleaning contract. If you want both, we set them out separately, with their own hours and their own fee.
What does stairwell cleaning cost?
